  • We acquire abandoned, vacant, or deteriorated (VAD) properties, preserve them, and prepare them for the public and developers to be used for redevelopment. All land that we acquire is intended to be used for productive development that benefits local communities.

  • We obtain most of our properties in a few key ways: 

    1. Tax sales and Commissioner sales (properties put up for sale due to unpaid property taxes)

    2. Privately foreclosed properties from banks and other lenders

    3. Private sales of properties

    4. Donated properties

  • Our mission is not to make a profit off of the properties we sell, but to help revitalize development and kickstart local economies. Unlike other sellers, our properties are not set to high market prices, and all potential buyers are extensively vetted to ensure that the buyer aligns with our mission.

  • Rather than selling to the highest bidder, we seek to sell our properties to qualified buyers who align with our mission of enhancing community development and meeting housing needs of those in the southern Indiana region. As such, anyone who wishes to purchase a property through us will first need to apply for that property on our partner website epropertyplus.com (find more information on the "Buy Or Sell Properties" page). Once approved in the application process, buyers may move onto purchasing the property. 

  • We offer several programs to purchase and renovate properties. Our Deed-in-Escrow Program is our most popular program, allowing qualified buyers – whether owner-occupants or investors – to buy and renovate Uplands Regional Land Bank properties. 

    The Deed-in-Escrow program allows buyers to complete necessary renovations as determined by our Board of Directors. Our attorney will then include these required renovations in the Deed-in-Escrow, which buyers will be able to view prior to purchase. After purchasing the property, the buyer will follow the specifications to begin renovating the property, during which time the deed will be held “in escrow” by the Land Bank until all renovations are completed and have passed a final inspection.
